5 tips to make your open home a big success

Selling your home? Organising multiple viewings can get very stressful, especially when you have a lot of interest. That's why open homes are many sellers' top choice. They allow a lot of people to look through a home in a limited time frame (usually a couple of hours), and it's your real estate agent that will host them, meaning you don't have to lift a finger during the actual event.

That said, it's a good idea in the run up to your open home to follow these handy tips, to give your house the best chance of selling for a great price:

1) Fix all those odd jobs you've been putting off

It's amazing how quickly you get used to the little quirks of your house – the window that doesn't quite open or the light that doesn't work. However, although you don't notice them anymore, someone coming into your home for the first time definitely will. So, make sure you complete all those odd jobs that you haven't got round to doing, so your home looks spick and span when potential buyers come to view it. 

2) Open your home up

The clue's in the name, it's an open home! So you need to make your house as inviting as possible. Open all the windows and curtains, turn the lights on and make sure the doors to any outside areas such as decks and balconies are open, (unless of course it's raining!).

3) Leave relevant documents out

It's a good idea to leave any important documents out so potential buyers can have their questions answered straight away. This might include inspection reports, property appraisals, major repairs, warranties and blueprints for possible extensions or renovations. 

4) Make the outside appealing

The outside of the house is the first thing potential buyers will see, and you'll want to use this to create a great first impression. Could the walls or doors do with a lick of paint? Perhaps you could consider investing in some pot plants to brighten the place up a bit? It's the little touches that could make all the difference in a potential buyer's decision.

5) Advertise online

Your real estate agent will normally take care of advertising your open home, and will use several real estate sites to do so. You might also want to share the ad on your social media pages to drum up even more interest.
